Mold on windows is almost always a condensation problem rather than a leak. Warm, moist indoor air meets the coldest surface in the room — the glass, the frame, and the sill — water forms there, and mold begins growing in it within 24 to 48 hours. That is why window mold is the most frequently re-cleaned mold in a home: cleaning removes the growth, but unless the humidity comes down or the cold surface warms up, the same water reappears on the next cold night and the mold comes back with it.

Why Does Mold Grow on Windows?
The glass is the coldest surface in the room. Air holds less moisture as it cools. When indoor air touches cold glass it cools below its dew point and releases water onto the surface — the same process that forms droplets on a cold drink. Windows are usually the least insulated part of a wall, so they are where this happens first.
Sills and caulk collect and hold that water. Condensation runs down the glass and pools along the bottom edge, where it sits against the frame, the sill, and the silicone sealant. Those surfaces stay damp far longer than the glass itself, which is why the black speckling almost always starts along the bottom.
Indoor humidity is higher than most people realise. Showering, cooking, drying laundry indoors, unvented tumble dryers, and simply breathing all add moisture. In a well-sealed modern home that moisture has fewer routes out. In an older, draughtier home there is more ventilation but the windows run colder — both situations produce window condensation by different routes.
Bedrooms and bathrooms are the worst affected. Bedrooms combine overnight moisture from sleeping occupants, a closed door, and heating that is often off. Bathrooms produce large amounts of moisture in short bursts. These two rooms are where window mold reliably appears first.
Curtains and blinds against the glass make it worse. Heavy curtains pulled tight to the window trap a pocket of still, cold air against the glass and stop room air from circulating past it. The surface gets colder and stays wetter.
Single glazing and failed double-glazed units run cold. Single-pane glass has very little thermal resistance. A double-glazed unit whose seal has failed loses its insulating gas and often shows misting between the panes — it then performs closer to single glazing, and condensation increases noticeably.
How Do You Tell Condensation Mold from a Leak?
This distinction decides whether you are cleaning a surface or investigating a building fault, and it is worth getting right before you spend money.
Condensation mold sits on the lowest and coldest surfaces: the bottom of the glass, the inner sill, the frame’s bottom edge, and the caulk line. It is worst in cold weather, worst in moisture-producing rooms, and often appears on several windows around the house at once.
Leak mold appears above or to the side of the window, on the wall, plaster, or ceiling rather than on the window itself. It is worst after heavy or wind-driven rain, tends to affect one window rather than many, and is often accompanied by staining that spreads outward, bubbling paint, or plaster that feels soft.
If the wall around the window is soft to the touch, discoloured in a spreading pattern, or the mold reappears within days of cleaning in dry weather, treat it as water entering the building rather than water forming on the glass. A leak inside a wall cavity can be feeding growth you cannot see, and that is a different job.
When Should You Call a Professional?
Window mold is one of the more genuinely DIY-friendly mold problems, and we would rather tell you that than sell you an inspection you do not need. There are specific situations where it stops being a cleaning task:
- The mold extends onto the wall or ceiling around the window, which suggests water is entering the structure rather than condensing on it.
- The timber frame or sill is soft, crumbling, or a screwdriver sinks into it — that is rot, and it needs carpentry, not cleaning.
- The affected area is larger than roughly 10 square feet. The US Environmental Protection Agency uses about 10 square feet as the point at which most homeowners should consider professional remediation rather than self-cleaning.
- It returns within weeks despite controlled humidity, which usually means a thermal or structural cause that needs diagnosing rather than another clean.
- Someone in the household has asthma, a mold allergy, or a compromised immune system, where disturbing mold carries more risk and containment matters.
- You can smell mustiness with no visible mold, which suggests growth somewhere you cannot see — inside the reveal, behind the plaster, or under the sill.
How Do You Stop Window Mold Coming Back?
Everything on this list is about the water, not the mold. Removing the mold is the easy half.
Get the humidity to 30 to 50 percent. Buy a hygrometer — they cost very little and they turn guesswork into a number you can act on. If your indoor humidity reads 65 percent, no amount of cleaning will hold.
Use extractor fans properly. Run them during showering and cooking and for around 20 minutes afterwards, which is when most of the moisture is still airborne. A fan switched off the moment you leave the bathroom has done half a job.
Vent tumble dryers outside and stop drying laundry on radiators. A single load of wet washing dried indoors releases litres of water into the air, and it will find the coldest surface in the house.
Leave trickle vents open and let air move. Windows with trickle vents have them for exactly this reason. Keeping internal doors open, and keeping curtains and furniture clear of the glass, lets room air circulate past the window instead of stagnating against it.
Warm the cold surface if humidity control is not enough. Thermal-lined curtains hung with a gap from the glass, improved insulation in the window reveal, replacing a failed double-glazed unit, or upgrading single glazing all raise the surface temperature so condensation stops forming in the first place.
Wipe the sills during cold spells. It is unglamorous and it works. In the coldest weeks, drying the glass and sill each morning removes the water before mold has the 24 to 48 hours it needs to establish.
